Cadastre and Fees

The cadastre of real estate is a key public register that records all properties in Slovakia. It is an essential tool for managing ownership rights and legal relationships concerning land, buildings, and other properties. If you plan to sell, buy, or inherit real estate, it is important to familiarize yourself with the registration process in the cadastre and the associated fees.

In 2024, some changes in fees occurred that are important to note. For better clarity, we provide not only the current fees but also a comparison with those that were in effect until March 31, 2024.


What is the Cadastre of Real Estate?

The cadastre of real estate is a public register that collects and maintains information about properties and their owners. Entries in the cadastre are crucial for proving ownership rights and ensuring legal certainty in case of disputes. It contains data about:

  • The type of property (land, buildings, apartments, non-residential spaces).
  • Property owners.
  • Real burdens, liens, and other legal restrictions.

Any change in ownership or another legal relationship to real estate must be recorded in the cadastre, which is done by filing an application for registration (deposit/“vklad”) with the competent cadastral office.

Registration Process in the Cadastre

Registering ownership rights in the real estate cadastre is a necessary step in every real estate transaction. This process is carried out by submitting an application for registration (“vklad”), while the office verifies the contract(s) and other relevant documents.

Fees Related to Cadastral Procedures

Fees for cadastre registrations depend on the type of filing and whether you submit the application electronically or in paper form. The table below compares the fees valid until 31 March 2024 and those valid from 1 April 2024.

Important Changes in Fees in 2024

Some fees were adjusted from 1 April 2024. The most significant changes affected the registration (“vklad”) fees (standard 100 EUR, accelerated 300 EUR) and the new rates for electronic filings (50 EUR / 150 EUR). Under specific conditions (notification under § 30(3) of the Cadastral Act), the fee is reduced by 15 EUR. 

Advantages of Electronic Submission

Submitting an application electronically is beneficial not only due to lower fees, but also because it is more convenient and can be processed more efficiently. For electronic submission you typically need a Slovak electronic ID card (eID) and an activated qualified electronic signature. The electronic system also allows you to track the status of your submission online and minimizes the need for in-person visits. In addition, when the conditions are met (notification under § 30(3)), the fee is reduced by 15 EUR (e.g., 50 → 35 EUR; 150 → 135 EUR). 

Why is the Cadastre Important?

The real estate cadastre is a fundamental tool for protecting ownership rights. Ownership rights are legally enforceable only once they are properly recorded in the cadastre, providing legal certainty to all parties. The cadastre also supports spatial planning and accurate real estate taxation.

Cadastral fees were adjusted from 1 April 2024, but electronic filing can still offer both financial and practical benefits—plus an additional 15 EUR reduction when specific conditions are met. Before any real estate transaction, it is important to review the current fees and ensure that all legal actions are properly and timely registered in the cadastre.
